RECOUP OF REMODELING COSTS - DO YOU REALLY GET THE MONEY BACK? Lyn Sims at RE/MAX Suburban

Remodeling Magazine's annual "Cost vs. Value Report" is finally out with the 2007 projects.  What Home Remodel Projects actually pay off at seling time?  Don't listen to the people at Lowe's or Home Depot - this report actually gives recoup costs on most projects done around the home.  Not everything pays off as you might expect.

Of projects that saw national cost recovery rates of more than 80 percent in 2007, only one - a minor kitchen remodel, with 83 percent of cost recovered - was a strictly interior job. The others were an upscale siding replacement using fiber cement materials (88.1 percent), a wood deck addition (85.4 percent), midrange vinyl siding replacement (83.2 percent), and upscale vinyl and midrange wood window replacements (81 percent and 81.2 percent, respectively).

In this report there are wide regional swings.  A midrange bathroom remodel recovers 85% of it's cost in the South but only 63% in the Midwest.  This report is a good rule of thumb for anyone anticipating or planning on doing remodeling projects in the near future.

10 Steps to prepare for Home Ownership - Lyn Sims RE/MAX Suburban

  • Find an experienced REALTOR®, like Lyn Sims at RE/MAX Suburban, who can help you through the process. She been around for 24 years and knows the details. 
  • Decide how much home you can afford. Generally, you can afford a home equal in value to between two and three times your gross income.
  • Develop a wish list of what you would like your home to have. Then, prioritize the features on your list. Select three to four neighborhoods in which you would like to live.
  • Consider items such as schools, recreational facilities, area expansion plans and safety.
  • Determine if you have savings sufficient to cover your down payment and closing costs. Closing costs, including taxes, attorney's fees and transfer fees average between two and seven percent of the home price.
  • Get your credit in order. Obtain a copy of your credit report. Lyn's article on how to "Improve your Credit".
  • Determine how large a mortgage for which you qualify. Also, explore different loan options and decide what is best for you. Get pre-qualified and pre-approved BEFORE you start your home search.
  • Organize all the documentation a lender will need to pre-approve you for a loan. This includes past income tax returns, recent pay stubs, etc.  Lyn's article on lender paperwork.
  • Do research to determine if you qualify for any special mortgage or down payment assistance programs. Lyn Sims still offers 100% financing available to those who qualify.

    Agency Terms in Illinois - Lyn Sims at RE/MAX Suburban A 24 real estate veteran can help you with representation (agency) questions regarding agency issues in your real estate transaction.  "Who works for who?" is the best way the discribe this informative real estate article.


    Seller's Agent -- When you sign a listing agreement with a real estate broker you are typically signing an agency agreement that makes that broker and all sales associates affiliated with the broker your legal agents. In a designated agency the broker would name one or more sale associates as your legal agent. The seller's agent is a limited as opposed to general agent. In other words, the listing or other agreement with the broker gives the selling agent certain authority to act on your behalf in the marketing and sale of the property. However, the selling agent does not have general powers to act on your behalf such as the power to enter into a binding contract for the sale of your real estate. In the marketing of your real estate, the seller's agent will be acting in the seller's best interest.

    Dual Agency -- In this type of situation, both the seller and buyer in a transaction are represented by the same legal agent. Thus, fiduciary duties are owed to both parties. The law has stated that this is not legally possible without the consent of the buyer and seller. Thus, your consent will have to be secured to allow for this type of situation to exist. If a disclosed dual agency actually exists, the role of the sales associate will be somewhat limited and the buyer and seller will act at times on their own behalf in negotiations for the sale or purchase of the property.

    Agency -- This is a framework that has developed in the law to allow individuals to act through another person or representative. This particularly occurs in commercial transactions. Examples might include hiring an attorney to represent you in a business transaction, working with a stock broker to purchase stocks or other investments, or working with a real estate broker to buy or sell real estate. Your legal agent may have unlimited or limited powers on your behalf. Your legal agent owes you fiduciary duties such as the duties of loyalty, accounting, and disclosure. In the purchase or sale of real estate you have several different options.

    Designated Agency -- This arrangement with a real estate brokerage company will result in one or more sales associates being designated as your legal agent. You can enter into this arrangement either as a seller or buyer. Other sales associates in the real estate brokerage firm may be the legal agents of other buyers and sellers and may be the legal agent of the party who buys your property or from whom you buy property. The only individuals owing you fiduciary duties are those designated as your legal agent and not the real estate brokerage company itself or all other sales associates with that company. A real estate brokerage company will generally offer this service in order to provide representation for both buyers and seller.

    Buyer's Agent -- A buyer may ask a real estate brokerage company to act as the buyer's legal agent in the process of purchasing real estate. This can be done by designating one or more sales associates as your legal agent in a written agreement with the broker or by entering into an agency agreement with the real estate broker which would provide that the broker and all sales associates affiliated with the broker would be acting as legal agents of the buyer. The authority of your legal agent to act on your behalf would be limited to those powers granted in the written agreement. In the purchase of real estate the buyer's agent will be acting in the buyer's best interest.

    Home Marketing Tips - Should I take my home off the market during the Holidays? Lyn Sims RE/MAX Suburban

     When you look at your calendar you may find the months already overloaded with seasonal obligations -- shopping, entertaining, charity work, decorating the house, and so much more. If you are also trying to sell your home, you are under extra pressures to keep your home in "show-time" condition.  

    It is understandable why you would be tempted to take your home off the market during the holidays.  And the list of justifications is long.  If you are too busy, buyers may be also, and you may find your efforts unrewarded with not enough showings.  And what if you do get an offer?  You may be faced with the possibility of packing and moving during the busiest time of the year.  Besides, you can give your house a rest, and it will have better momentum after the holidays.  Better to just pack it in and start fresh in January, right?

    BUT WAIT!  Most top Realtors, (especially myself) agree that taking your home off the market during the Christmas season is a mistake!  What is the advantage?  

    The holidays are a wonderful selling period!  Why?  Because most people take off work sometime during the season.  The husband and wife are both off and want to see houses.  Most agents like the holidays because the buyers have more time and they can look at homes together.

    BEFORE YOU TAKE YOUR HOME OFF THE MARKET, CONSIDER THE FOLLOWING POINTS: 

    • Although buyer activity may appear to slow down, the buyers who are actively looking during the holidays are that much more serious.  Agents believe the home market is no more affected at Christmas than during other "busy" periods.  If that were so, the market would shut down throughout the year as families concentrate on spring weddings, June graduations, summer vacations, and autumn back-to-school activities.
    • Many buyers deliberately choose to shop for a home either before or after the busy spring and summer rush.  They know that it will be easier to look, and that negotiations will be less stressful.  They may not have children, or they may have grown children, so moving to accommodate the school year isn't a consideration.  Finding the right home at the right price, however is.
    • Relocating families often don't have a choice when they can leave for their new destination.  MOST RELOCATIONS OCCUR IN NOVEMBER AND DECEMBER.  Although 68% of transferring families have children, many families have to transfer during the middle of the school year.  These families are that much more motivated to get their families settled in before either the January semester begins, or to arrange for the move during spring break in March.  If you sign a contract by New Years Eve, the timing couldn't be more perfect.
    • At Christmas time, our culture focuses on family and home.  Preparing for the indoor activities of winter is one of the most enjoyable periods of family life.  Allowing buyers to view your home during this most hospitable of seasons lets them better picture their own family life in the attractive environment you have created.
    • When has your home ever looked more beautiful and inviting?  You have cleaned and decorated, and your home looks like a picture postcard.  If the results are good enough for family and friends, they will surely be good enough to impress your buyers.  Get the family team to do a five-minute blitz pick-up every morning to keep holiday messes to a minimum.
    • You may find you have more showings than you would if you marketed your home during a busier time of the year.
    • If you get a contract, you can arrange terms and negotiate a closing date of your choice.  Most people expect to close 30 to 60 days after a contract is written, so there is plenty of time.  Possession and closings are very negotiable.

    Carbon Monoxide Detectors

    In 2006, the Illinois General Assembly passed a new law which requires the placement of Carbon Monoxide Detectors in residences. Find out what you should know about detectors and your compliance with this law.

    Lead-Based Paint Hazard Reduction Act

    Federal regulations regarding disclosure of lead-based paint and lead-based paint hazards were jointly released from the U.S. Environmental Protection Agency and the Department of Housing and Urban Development. The regulations focus on disclosure and Sellers and REALTOR® liability.

    Seller Disclosure

    Illinois' Residential Real Property Disclosure Act, "Seller Disclosure," became effective October 1, 1994. The Act is a consumer protection law designed to give buyers the benefit of the seller's knowledge about the condition of the property they are buying.

    Radon Disclosure, NEW REGULATION EFFECTIVE January 2008

    The Illinois Radon Awareness Act requires that before a buyer will become bound on a contract to purchase real estate the seller will be required to provide a pamphlet entitled "Radon Testing Guidelines for Real Estate Transactions" and the Illinois Disclosure of Information on Radon Hazards. The pamphlets are provided by the Illinois Emergency Management Agency Division of Nuclear Safety.
