  • Find an experienced REALTOR®, like Lyn Sims at RE/MAX Suburban, who can help you through the process. She been around for 24 years and knows the details. 
  • Decide how much home you can afford. Generally, you can afford a home equal in value to between two and three times your gross income.
  • Develop a wish list of what you would like your home to have. Then, prioritize the features on your list. Select three to four neighborhoods in which you would like to live.
  • Consider items such as schools, recreational facilities, area expansion plans and safety.
  • Determine if you have savings sufficient to cover your down payment and closing costs. Closing costs, including taxes, attorney's fees and transfer fees average between two and seven percent of the home price.
  • Get your credit in order. Obtain a copy of your credit report. Lyn's article on how to "Improve your Credit".
  • Determine how large a mortgage for which you qualify. Also, explore different loan options and decide what is best for you. Get pre-qualified and pre-approved BEFORE you start your home search.
  • Organize all the documentation a lender will need to pre-approve you for a loan. This includes past income tax returns, recent pay stubs, etc.  Lyn's article on lender paperwork.
  • Do research to determine if you qualify for any special mortgage or down payment assistance programs. Lyn Sims still offers 100% financing available to those who qualify.

    Bartlett Illinois Community Overview

     

    Bartlett IL home for sale,new home Bartlett IL,Bartlett IL home builder,Bartlett is a great small community located in Cook, DuPage and a small part in Kane Counties. The population was 37,000 by the 2002 census and has definitely grown from the original 360 in 1900.  Bartlett was incorporated in 1891 after Luther Bartlett who offered the right of way thru his land to the Chicago and Pacific railroad. The village has retained it's original railroad station built in 1873 in the downtown area.  The commuter station is the Metra Milwaukee West Line.

    Bartlett Bike Path System is 19.6 miles and is a favorite with cyclists.

    The Village owns and operates Bartlett Hills Golf Course. The 18 hole course includes a full-service clubhouse and restaurant. The course is primarily funded by user fees and a small portion of the property tax bill.  Villa Olivia Country Club operates an 18 hole golf course which includes a clubhouse, banquet facility and downhill ski hills for regular skiing and snowboarding. Snow is produced as necessary for the hill which is literally very "cool".

    Forest preserve and nature sanctuaries include extensive acreage from the District of Cook and DuPage Counties.  Tri-County State Park is also 541 acres.

    All public schools are entirely within District U46. U46 serves an area of some 90 square miles and almost 40,000 children are within it's boundaries. U-46 is the 2nd largest school district in Illinois.

    The list average price of single family homes in Bartlett is $397,800.  The average price of "multi-family" homes which would include townhomes, condos, etc. is $251,400.  Obviously there are homes in all prices ranges to choose from, those were just the averages.

                        10 Things to Take the Trauma Out of Homebuying
    • Find a real estate professional who's simpatico.  Homebuying is not only a big financial commitment, but also an emotional one.  It's critical that the practitioner you choose is both skilled and a good fit with your personality.  Lyn Sims has been in the business for over 20 years helping people with their dream home!Lyn Sims RE/MAX Suburban
    • Remember, there's no "right" time to buy, any more than there's a right time to sell.  If you find a home now, don't try to second-guess the interest rates or the housing market by waiting.  Changes don't usually occur fast enough to make that much difference in price, and a good home won't stay on the market long.
    • Don't ask for too many opinions.  It's natural to want reassurance for such a big decision, but too many ideas will make it much harder to make a decision.  Can I say that again - Don't ask for too many opinions.
    • Accept that no house is ever perfect.  Focus in on the things that are most important to you and let the minor ones go.
    • Don't try to be a killer negotiator.  Negotiation is definitely a part of the real estate process, but trying to "win" by getting an extra-low price may lose you the home you love.
    • Remember your home doesn't exist in a vacuum.  Don't get so caught up in the physical aspects of the house itself-room size, kitchen-that you forget such issues as amenities, noise level, etc., that have a big impact on what it's like to live in your new home too.
    • Don't wait until you've found a home and made an offer to get approved for a mortgage, investigate insurance availability, and consider a schedule for moving.  Presenting an offer contingent on a lot of unresolved issues will make your bid much less attractive to sellers.
    • Factor in maintenance and repair costs in your post-homebuying budget.  Even if you buy a new home, there will be some costs.  Don't leave yourself short and let your home deteriorate.
    • Accept that a little buyer's remorse is inevitable and will probably pass.  Buying a home, especially for the first time, is a big commitment, but it also yields big benefits.
    • Choose a home first because you love it; then think about appreciation.  While U.S. homes have appreciated an average of 5.4 percent annually from 1998 to 2002, a home's most important role is as a comfortable, safe place to live.

    • Tip #2: Start Planning
