Hanover Park Homes - Ever wonder how many Short Sales are on the market?

Ever wonder how many short sales are REALLY on the market?

I know I have.  We hear in the media day in and day out about the short sale epidemic.  Short sale this, short sale that.  I decided to find out for you what is really going on.  So much hype but what is the real story?  How many?

With Hanover Park Homes that closed within the last 5 months there has been virtually a small percentage (11.5%) of homes going short sale.  But, unfortunately there is a large percentage of foreclosures which my graph will represent.  'Arms Length' transaction is a regular sale between a seller and buyer.

So with Hanover Park Homes we have seen nearly the same amount of foreclosures (43.5%) as regular transactions close (45%).  Very sad indeed but a happy beginning for the new owners.

Bloomingdale Homes - How many Short Sales are really on the market?

Ever wonder how many short sales are REALLY on the market?

I know I have.  We hear in the media day in and day out about the short sale epidemic.  Short sale this, short sale that.  I decided to find out for you what is really going on.  So much hype but what is the real story?  How many?

With Bloomingdale Homes  that closed within the last 5 months there has been virtually a small percentage (2.5%) of homes going short sale.  But, unfortunately there is a larger percentage of foreclosures which my graph will represent.  An 'Arms Length' transaction is a regular sale between a seller and buyer.

So with Bloomingdale Homes we have seen less than a quarter the foreclosure total (20%) as regular transactions close (77%).  Very sad indeed seeing that number increase but a happy beginning for the new owners.

With Bartlett IL Home Sales that closed within the last 5 months there has been virtually a small percentage (13%) of homes going short sale.  But, unfortunately there is a larger percentage of foreclosures which my graph will represent.  An 'Arms Length' transaction is a regular sale between a seller and buyer.

So with Bartlett IL Home Sales we have seen less than half the foreclosure amount (25%) as regular transactions close (62%).  Very sad indeed seeing that number increase but a happy beginning for the new owners.

With Streamwood IL Homes that closed within the last 5 months there has been virtually a small percentage (18%) of homes going short sale.  But, unfortunately there is a large percentage of foreclosures which my graph will represent.  'Arms Length' transaction is a regular sale between a seller and buyer.

So with Streamwood IL Homes we have seen nearly the same amount of foreclosures (40%) as regular transactions close (41%).  Very sad indeed but a happy beginning for the new owners.

Elgin IL Homes - What's on the market now?

There is a large amount of inventory thruout the Northwest Suburbs of Chicago which include Elgin IL homes.  Sellers are competing to make their home standout and enhance their marketability.  Prices have held between 4 to 6% from the listing price over the recent months.

Here is a chart of the ACTIVE Single Family Elgin IL homes by price range with the market times posted as 'average days on the market.'

There currently are 824 single family homes available for sale with an average market time of 271 days.  The average list price is $256,260 and the highest listing price is $1,250,000.  The largest and best selection of Elgin IL homes occurs in the $75,000 to $200,000 price range. The lowest price is $32,500 (is that just the lot?) which would be considered a 'value price' at any time of the year.  I always like to call these my 'Internet deal alerts' and post them on a regular basis.
