Market Update by Price Range -  December 2010

 

Diligently trying to keep both buyers and sellers informed on the local Elgin IL housing market has beenelgin homes,elgin IL real estate, my goal for many years.  This market update gives you the number of homes that have sold by price range so you get a feel for the current sales activity.  Which is up by the way!

How can you use this information if you are a buyer?   The price range that you are thinking of purchasing in, is it one of the more active price areas of the Elgin market?  It would also be telling you that there are many other buyers also in your price range all looking for that 'deal!'  

How can you use this information to help if you are a seller?  If you are planning on selling your Elgin Home soon, you can see which price ranges are the most active.  Clearly the price range above $350,000 has been non-existent and rarely sales have occurred.  You might have to plan accordingly for extra market time.  As a seller, you have to be sure that your home's curb appeal and presentation is ‘spot on’ in a market like this.  Possibly some extra updates and staging might be required before you put your home on the market.  Do you know what the average market time is for your price range?

For this market update in Elgin Homes you can clearly see that over 74% of the closed sales have been under the $200,000 price range.  The lowest sales price was $22,000 and the highest was $700,000.  Wow!

What about the foreclosures Lyn in Elgin Homes?  Foreclosures are going to be around for some time and each one that comes on the market is offering a bargain price.  It's good for buyers giving them great purchase opportunities but not for sellers.  The foreclosures are keeping the median sales prices low.  Every foreclosure that is listed at that reduced price actually pulls down the pricing of all the homes in the surrounding neighborhoods.

Streamwood IL Homes - Streamwood IL Real Estate - 4th Quarter 2010 Market Report

How to describe this market for Streamwood IL Homes?   Sluggish, erratic, and unpredictable both for buyers and sellers. Inventory up, sales down.

The months supply of inventory for Streamwood IL Homes has been erratic from 15.7 then down to 8.6 then up to 14.6 months for December.  Where did these homes go?  I think that sellers have taken their homes off the market and decided not to move or the sellers have become 'reluctant' landlords in order to continue with their future plans.  The problem is not solved, only postponed to a future date when the lease expires. Months of inventory or the 'absorption rate' is up 47.7% over 2009.

Another thought that's a little more tragic.  Pre-foreclosures are waiting for the legal process to take place, the property seized and cleaned up and then put on the market again for sale.  This hidden part of our market is called 'shadow inventory'.

What's positive about the market in Streamwood?  It's been very steady from the number of homes that go under contract each month to the average sold prices.  In many surrounding towns there are extreme changes in the inventory, sales numbers, average prices each month. 


Don't forget that during this whole 2010 year the lower end homes are selling first which brings down the average prices for the whole market.  The more foreclosures entering with the lower prices makes the cycle continue.  Buyers are being 'enticed' by all the REO's and foreclosures because why should they buy the same home for $30,000 more?


Move-up buyers have been wanting to move up to a larger home and also take advantage of the interest rates and great prices.  Just one problem - they can't sell their current home.  Same conditions for people that want to down size.

Northwest Suburban Housing Forecast


Inventory slightly up - Sales flat.  That's pretty much how thestreamwood IL Homes,streamwood IL real estate, market has shaped up for 2010.  What is selling is the low end of every price range which will further pull down the average sales prices in the Northwest Suburbs. On updating the graph below over November, all the average sales prices were adjusted downward between $2000 to $4000 except for Elk Grove which stayed the same.

Northwest Suburban sales figures have been slight through the last quarter of 2010. The year has unfortunately ended without much applause.  Even with the added advantage of low interest rates, the sales have just not rebounded as hoped.  All these numbers are compared to 2009 so we've had no increases of any kind whether sales totals (number of units vs. 2009) or average prices.

Dissecting the Northwest Suburban December figures actually show that sales totals have not been bad.  There might even be some celebrating here for a few towns! Bartlett up by 112.5%; Elk Grove was down by only 1 sale; Hanover Park was down by only 1 sale; Hoffman Estates was up by 41.7%; Schaumburg was down by only 2 sales; Streamwood was a real bummer being down -41.7%.  But overall most of the towns did fairly well.

Mortgage rates rose slightly over last month on the average.  Every 1/4 percent increase in interest rates just pushes out that many more needed buyers for our area inventory.  It's a great time to get into a home affordably between prices and interest rates.

Northwest Suburban Housing Forecast
