Here is the chart of ACTIVE Single Family Prices for Elgin homes with the MARKET TIMES posted as 'average days on the market.' There currently are 819 single family homes available for sale with an average market time of 279 days.
The average list price is $276,736 and the highest listing price is $1,399,900. The largest selection of homes occurs under $200,000 price range with 342 available. The lowest price is just $29,000 which would be considered a 'value price' at any time of the year. I always like to call these my 'Internet deal alerts'.

Lyn, Nice blog post on the market in your area..I like the way that you have average price but then the largest number of home in which price range, even mentioning the lowest price home.. so what do I get for $29,000 - is it livable?
I'm not sure what shape that $29,000 beauty is in?
